What is huurverhoging?
Landlords may index rent once a year. The maximum is set by the Dutch government via the Wet betaalbare huur (social + mid-rent) and Wet Nijboer (free sector).
Which segment is yours?
Segment depends on the property's points (puntenstelsel) and the rent cap at the contract start date.
- Social housing (regulated) — Rent below liberalization threshold and ≤ 143 points. Cap: 5%.
- Mid-rent — Between social and free sector (144–186 points). Cap: 7.7%.
- Free sector — Free sector (≥ 187 points or rent above threshold). Cap: CPI + 1% (max 5%).
How to apply the increase
Send a written notice at least 2 months before the effective date stating the current rent, the new rent, and the legal basis.
FAQ
Can I raise the rent every year?
Once per 12 months, subject to the statutory cap for your segment.
What if the tenant objects?
They have 6 weeks after the effective date to appeal to the Huurcommissie. Keep the notice and reasoning on file.
Does this apply to Airbnb rentals?
No. Short-term rentals fall outside the rent-control regime. Long-term contracts are covered.
