Which yields are there?

Gross yield is annual rent divided by purchase price. Net yield subtracts running costs and divides by your total investment. Return on equity also accounts for mortgage interest and your own contribution.

How do you use the result?

Compare properties on gross yield, but decide on net yield and cashflow. Use realistic costs and vacancy, and factor tax (box 3) into the full picture.

What is a good rental yield?

It depends on location, risk and financing. Don't look only at gross yield, but mainly at net yield and cashflow after costs and interest.

Do buying costs count?

Yes. For net yield you use your total investment: purchase price plus buying costs (transfer tax, notary, agent).

Is this yield before or after tax?

Before tax. In box 3 you pay on a forfaitary return; calculate that tax separately.
